Not all cracks are equal. Hairline cracks that appear soon after concrete is poured and don’t widen over time are often non-structural shrinkage cracks. Structural cracks, on the other hand, are associated with movement—one side of the crack being higher than the other, widening gaps, or cracks that align with stress points. Epoxy injections are specifically targeted at those structural cracks where the wall’s load-bearing capacity has been compromised.
Once injected, epoxy doesn’t just plug the opening; it recreates a continuous path for force through the concrete. The resin bonds to both faces of the crack at a molecular level and, once cured, transfers tension and compression across the gap almost as if the crack were never there. This is why epoxy is considered a “structural weld” rather than just a sealant.
You should think of epoxy as appropriate in specific circumstances:
Good for cracks caused by one-time events or limited movement.
Not suitable if the cause of movement (like ongoing settlement) hasn’t been resolved.
Works best on clean, relatively dry, accessible cracks.
Often paired with other foundation stabilization methods so the crack doesn’t reopen.
