Atlanta Foundation Repair is a Georgia State–licensed General Contractor founded in 2003. Originally focused on residential and small commercial design–build and remodeling, we shifted our attention to foundation repair and waterproofing to meet growing demand for high-quality work. Our belief that details make the difference has never changed.
With a background in remodeling, we can handle complete scopes of work — from foundation repairs to drywall and painting — and assist homeowners with larger remodeling projects when needed. As an independent, non-franchise company, we offer multiple brands and methods to create customized, cost-effective solutions without a one-size-fits-all approach.

TESTIMONIALS
Our work speaks for itself. Each project reflects our commitment to detail, craftsmanship, and long-term structural integrity. Here are a few examples that demonstrate how we’ve solved complex foundation and waterproofing problems across Georgia homes.
Challenge: Many homes suffer from water intrusion due to poor grading or failed drainage systems. In some cases, properties are built downhill from the water source, allowing runoff to collect near the foundation.
Solution: We implemented a combination of functional and aesthetic drainage systems, including dry creek beds and swales to redirect surface water. In other cases, we replaced buried corrugated pipes—which often clog with debris after a few years—with smooth-wall PVC drains featuring clean-outs for lifetime performance.
Result: These systems now protect the foundation from erosion, prevent water intrusion into crawlspaces and basements, and enhance overall property appearance.
Challenge: Water seepage through foundation walls and basements due to failed waterproofing systems or hydrostatic pressure.
Solution: We focus on preventing water from entering the building envelope rather than simply managing it inside. For some properties, this involved excavating the exterior foundation walls and applying a new waterproofing membrane for full protection. In limited-access situations—like under decks or porches—we used permeation (curtain wall) grouting to form a watertight barrier without excavation. For others, we installed interior drainage systems with vapor barriers and sump pumps to manage existing moisture.
Result: Each system was customized to the property’s needs, creating a dry, stable foundation and preventing costly future water damage.
Challenge: Homeowners facing structural issues from settling foundations, deteriorating retaining walls, and uneven floors.
Solution: Our team provided supplemental structural support through new footings, steel and pressure-treated 6x6 columns, and rebuilding brick and block pilasters. In one case, we stabilized a home where the back corner had settled nearly two feet due to a poorly supported addition—installing deep foundation supports and a reinforced concrete wall to restore stability.
Result: The structure was safely lifted and leveled within half an inch of its original position, and all cosmetic finishes—including drywall and flooring—were restored to like-new condition.
Challenge: Cracked or uneven slabs in basements, garages, and crawlspaces caused by poor subsoil compaction.
Solution: Depending on soil conditions, we used polyurethane foam injection to lift or stabilize slabs and epoxy injection to structurally bond cracks in poured concrete.
Result: Restored level surfaces, improved structural performance, and prevention of future settling or cracking.
GOT SOME QUESTIONS?
Most Georgia homes have one of three foundation types.
• Granite Block: Found in older homes (pre-1940), built from stacked granite stones or masonry.
• Concrete Block: Recognizable by its rectangular, checkerboard pattern.
• Poured Concrete: Smooth and seamless, though it can sometimes be mistaken for block if coated with stucco or parging. If you’re unsure, our inspection can confirm the foundation type and identify any related issues such as settling or cracking.
That depends on the space and how it’s used. If the area is finished or livable (like a basement or lower-level room), the issue should be corrected immediately to prevent structural damage, mold growth, and property loss. In unfinished crawlspaces or utility areas, some issues can be managed with proper drainage, vapor barriers, and moisture control. A professional evaluation will determine whether you need full waterproofing or simply improved water management.
Most foundation and waterproofing problems can be resolved without one. However, if we detect significant structural movement, unusual settlement, or uncertainty about the cause, we’ll bring in an independent structural engineer to verify the diagnosis and design the appropriate repair plan. This ensures both accuracy and peace of mind.
Common red flags include:
• Cracks wider than ¼ inch in foundation walls or slabs
• Bowing or bulging walls
• Sagging or uneven floors
• Doors or windows sticking or separating from frames These are signs of active movement or stress and should be assessed promptly to prevent further damage.
Start by checking the Georgia Secretary of State’s website at www.sos.ga.gov to verify a company’s license and business history. Always confirm that your contractor is a state-licensed General Contractor (GC) qualified to pull permits and complete structural work. Ask for references, and choose a company with a proven record of detailed, code-compliant repairs — not just quick fixes.
Most repairs take one to five days, depending on the scope and access. Crack injections or minor drainage improvements can be completed in a single day, while structural stabilization, underpinning, or exterior waterproofing may require more time. We’ll provide a clear timeline and step-by-step plan before work begins.
In most cases, no. Standard homeowners’ insurance does not cover foundation repair or waterproofing because these issues are considered the result of soil movement, drainage, or long-term wear, not sudden damage. Coverage might apply only if the issue was caused by a specific event, such as a burst pipe or natural disaster. We can help you document findings for your insurer if needed.
Proper water management is key. Keep gutters and downspouts clear, direct runoff away from your home, and ensure your yard slopes gently away from the foundation. Periodically inspect your basement or crawlspace for moisture or cracks. Early maintenance prevents small issues from becoming major repairs.
